These Terms and Conditions ("Terms") govern your use of youridahohomecoming.com (the "Site"), a real estate marketing website operated by Drew Matich, an Idaho-licensed real estate agent affiliated with Homes of Idaho. By using the Site, you agree to these Terms, to the extent permitted by applicable law.

2. Purpose of the Site

The Site provides general information about living in, relocating to, and buying real estate in Boise and Idaho's Treasure Valley. It also provides contact tools and links to property searches operated on a separate BoldTrail-powered website. The content is informational and not legal, tax, financial, immigration, or other specialized professional advice. Consult qualified professionals regarding your individual circumstances.

3. Links to Property Searches and Listing Information

The Site contains links that open a separate BoldTrail-powered real estate search website in a new tab. Listings, search tools, registration forms, and related MLS disclosures appear on that separate service, not as an IDX feed displayed directly on this Site. We do not guarantee the accuracy, availability, status, or completeness of any listing information found there. Verify important property details independently before relying on them.

Nothing on the Site constitutes an offer to sell property or a solicitation to buy property where doing so would be unlawful.

4. No Brokerage Representation Created by Site Use

Browsing the Site, following property-search links, submitting an inquiry, or receiving general information does not, by itself, establish a client representation relationship. A brokerage representation relationship is established through a separate agreement as required by applicable Idaho law and Homes of Idaho policy. This provision does not replace any disclosures required during subsequent real estate communications.

5. Intellectual Property

Original text, designs, graphics, photographs, videos, and Your Idaho Homecoming branding on the Site are owned by Drew Matich or displayed under license and are protected by applicable intellectual property law. You may access and share links to Site content for personal, noncommercial use. You may not reproduce, republish, or commercially exploit original Site content without permission, except as permitted by law. Third-party materials, including property listing data and photos, remain subject to their respective owners' rights and use restrictions.

6. Acceptable Use

  • Do not use the Site for unlawful or fraudulent purposes.
  • Do not interfere with the operation or security of the Site.
  • Do not use automated tools to scrape, harvest, or systematically extract Site content.
  • Do not submit false, misleading, or fraudulent information through Site forms.

7. Third-Party Websites

Links may take you to independently operated services, including BoldTrail property searches and Relocation Guide registration pages. Those sites may have separate terms, privacy policies, and registration requirements. We do not control their content or technical operations; a link does not necessarily imply endorsement of all third-party content.

8. Disclaimer of Warranties

To the extent permitted by applicable law, the Site and its content are provided "as is" and "as available" without guarantees of uninterrupted operation or completeness, accuracy, or suitability for a particular purpose. Real estate information is subject to change and should be independently verified.

9. Limitation of Liability

To the fullest extent permitted by applicable law, Drew Matich will not be liable for indirect, incidental, special, or consequential damages arising solely from use of the Site or reliance on general Site content. Nothing in these Terms limits liability that cannot lawfully be excluded or limited, or changes rights and obligations under any separate real estate brokerage or representation agreement.

10. Indemnification

To the extent permitted by applicable law, you agree to be responsible for third-party claims and reasonable expenses directly arising from your unlawful or intentionally harmful misuse of the Site or your material violation of these Terms.

11. Governing Law

These Terms are governed by Idaho law, without regard to conflict-of-law principles, except where mandatory law provides otherwise. Disputes arising from these Terms will be brought in a court of competent jurisdiction in Idaho to the extent permitted by law.

12. Changes to These Terms

We may revise these Terms from time to time. The effective date above will reflect the current version. Changes apply prospectively to use of the Site after publication, as permitted by law.

13. Severability

If any provision of these Terms is found unenforceable, the remaining provisions will continue to apply to the extent permitted by law.
